Bandit signs are fantastic marketing tools that you can use to generate motivated seller leads. These mini billboards are used by thousands of real estate investors across the US as well as people in other business trades.

 

When these signs are created & placed properly they are highly effective at generating traffic. If you make some of the most common mistakes you will be throwing money down the drain.

 

In this post I will identify the 5 common mistakes made with bandit signs.

 

Too Much Information

The key to an effective bandit sign message is to keep it simple. Far too many investors make the mistake of placing too much information on their signs.

 

There are really only 2 components that a bandit sign should have. A simple message and a phone number. That is it! Leave out your email address, website and company name.

 

The ultimate goal is to get a motivated seller to pick up their phone and call you. By having a short message with only 1 method for them to contact you, the ultimate goal is much easily met.

 

 

Poor Placement

One of the worst mistakes that you can make is to place your sign in location where no one is going to read it.

 

I can’t tell you how many times I have seen bandit signs along a road or highway that has no stop signs or stop lights. The chances of someone seeing the sign, as they are flying by it at 40 miles per hour, reading it, and remembering the phone number, are slim to none.

 

Good placement of signs is key. They MUST be placed in areas where cars will be forced to stop. Place them near stop signs, stoplights or even freeway exits.

 

By placing the signs in these areas your chances of people reading them and jotting down the phone number greatly increase.

 

Illegible

Some investors may choose to order blank signs and write their message on them. When done right, some studies have shown that this method can be even more effective than printed signs.

 

If you choose to use handwritten signs it is extremely important that they are easy to read by the masses and not just yourself.

 

I have encountered many bandit signs where I struggled to read the message because the handwriting was so poor.

 

If you do not have very good handwriting find someone who does that can help you create the signs.

 

If your signs are illegible you are just throwing money away.

 

 

Sign Is Too Small

Bandit signs are available in a handful of sizes. The recommended size is 18×24.

 

If your sign is too small it will be difficult for others to read your message, especially from a distance.

 

It is worth it to spend a few more dollars for the larger 18×24 signs. These will be much easier to read from a distance.

 

Bad Choice of Colors

The colors that you choose for you bandit signs play a vital role in your response rate.

 

There are certain colors that naturally catch our attention much easier than others.

 

The most common and popular color scheme is a yellow sign with black print. Other effective color combinations are a white sign with red or blue print as well as a yellow sign with red print.

 

Stick to a proven color scheme if you want to ensure good results. If you stray to far from these colors you may just be throwing money away.
